Para 13.6 of AD B 2007 requires that buildings constructed on the same site but that are to be ‘operated’ or ‘managed’ by different organisations must now comply with the space separation/unprotected area requirements. Previously, under AD B 2000, it was usually interpreted that freehold ownership was the crucial criteria rather than day-to-day operation. Hence, office/warehouse/industrial units built on business parks that may be let to separate tenants may now require fire resisting external walls.
