On the 1st October 2008 new legislation came into force requiring all non-domestic properties (over 50sq m) that are built, sold, rented or modified to have an Energy Performance Certificate (EPC).
The EPC provides an energy rating, called an Asset Rating, based on the performance of the building’s fabric and its services, such as heating, ventilation and lighting. The Asset Rating is shown using the now common A to G scale (similar to those used on new white goods) as well as a numerical value. The ratings can then be used by potential buyers or tenants to make comparisons with similar properties when considering energy efficiency as part of their investment of business decision.
To ensure that quality within the industry is maintained all qualified energy assessors must be members of a Government approved accreditation scheme in order to carry out energy assessments and issue EPCs.
