FIRE SAFETY 1–Draft BS 9991 Fire safety in the design, management and use of residential buildings- code of practice

A new version of BS 9991 is due to be published in late summer / autumn 2022. The consultation closed in October this year and is currently going through the review process. The draft has substantial and wide-ranging updates, amendments and new clauses across all elements of the standard, and the revised document will be of crucial importance for the design and management of buildings. Meanwhile, working groups responsible for a potential complete overhaul of Approved Document B are going back to first principles, so it is likely to be some years before a new version is published.

Some key changes to the revised proposed BS 9991:

  1. The introduction of guidance for Evac lift and lobby design and specification
  2. Reduction in height threshold for non-combustible A1/A2 external wall build ups to 11m
  3. Introduction of evacuation alert systems to BS 8629:2019 for buildings over 18m
  4. Clarification on open plan kitchens
  5. Revision to open plan design
  6. Clarification and amendments to smoke ventilation requirements
  7. Update to sprinkler requirements including reduction in height threshold to 11m
