Fire Safety – New Planning Requirements in London Plan

The Mayor of London has just published the new 2021 London Plan which brings a host of significant changes to Planning policy in London.

Elements of the plan cross over with the Building Regulations, for example D5 covers Inclusive Design, and D7 Accessible Housing.  Now section D12, Fire Safety, introduces a requirement for Fire Safety Statements and a requirement for evacuation lifts to be specified in certain buildings, both at the Planning application stage. This stage is prior to, and separate from, a Building Regulations application. Guidance on how Local Planning Authorities will adopt these polices and what will be required can be found here.

However, it is still unclear quite how this will be put into practice or how the Local Planning Authorities will be assessing this information, although it is understood that some boroughs have already adopted the draft policy as part of the Planning application process.
